DEAKIN STUDIO

Services

Websites that earn the booking, then earn the click.

Three services. You can buy them separately, but they work best together: the site gives people somewhere to land, the booking engine closes, and the SEO brings people in without paying anyone for the traffic.

01

Custom website design & build

Every site is designed from scratch around your portfolio. An owner with three homes needs something very different from a manager with two hundred: filters by resort, by bed count, by theme, comparison views, large-group landing pages. I start with how your guest searches and build backwards.

Direct-booking engine

Your site has to take money, not just show homes. I connect your PMS so availability, rates, deposits and flexible payments come from the system you already run — and a direct booking lands the same way an Airbnb one does, with no spreadsheets and no double bookings.

Local & vacation-rental SEO

A beautiful site with no traffic is a brochure. I work the searches made by people who already want Orlando — by resort, by bed count, by themed home — with pages of their own, structured data, and content search engines and AI assistants can cite. That is how Florida Premier ended up above Expedia.

How a project runs

I work alone, so you always know who you are talking to. Five steps, four to twelve weeks depending on portfolio size.

  1. 01 — The call

Twenty minutes. Your portfolio, where bookings come from today, what it is costing you.

  2. 02 — The plan

A short document: structure, pages, integrations, fixed price and date. No surprises later.

  3. 03 — Design

Home page and property page first, with your real photos. Nothing moves on until those convince you.

  4. 04 — Build

Every home loaded, PMS connected, payments tested with end-to-end dummy bookings.

  5. 05 — Launch & rank

Go live, redirects, tracking. Then the SEO work, which is where the good part happens.

Common questions

How much does a vacation rental website cost?

$4,500 for one to five homes, $9,500 for a direct-booking site with fifteen homes included, and from $18,000 for larger multi-resort portfolios. Fixed and published — half to start, half at launch. Care and SEO are optional monthly add-ons, never a condition of owning the site.

What if I only have one or two homes?

Then you want the Owner package, and you do not need a booking engine to start. An enquiry form, WhatsApp and a fast property page recover commission on their own. At $4,500, three direct bookings a year covers the whole build.

Can I keep my Airbnb and Vrbo listings?

Yes, and you should. A direct-booking site does not replace the platforms — it gives the guests who were going to book anyway somewhere to book without a commission. Most owners keep the OTAs for discovery and take the repeat guests direct.

Which booking systems do you connect to?

Guesty, Hostaway, Lodgify and OwnerRez, with Stripe for payments and deposits. Your availability, rates and calendars stay in the system you already run — I build around it rather than migrating you off it.

How long does a build take?

Four to twelve weeks, depending on how many homes there are to load. You see the home page and a property page first, with your real photos, and nothing moves on until those convince you.

Will my site rank in Orlando?

That is the work, not a guarantee. Florida Premier Rentals now sits above Expedia for “20 bedroom rent orlando” and is cited in Google’s AI overview — which took a page per search worth winning, structured data on every home, and new content every month for a year. I report on direct bookings and commission recovered, never on positions.
