Three things move the risk of this onto me. None of them is a promise about how many bookings you will get — nobody can honestly make that one, and this industry is full of people who do.

You see the design before the second payment

The home page and one property page — your real homes, your real photos — land before the second half of the fee is due. If that design does not convince you, we stop there and you owe nothing further.

The care plan doesn’t start billing until your first direct booking

Hosting, backups and updates are on me from launch until a guest books through the site without going near an OTA. If that never happens, you never pay a monthly fee.

SEO is month to month, with no minimum

No twelve-month lock-in. Stop after the first month and you keep every page written and every change made. The retainer is reported on direct bookings and commission recovered, not on rankings — because rankings are not the thing you are buying.

What I do not guarantee is a number of bookings. That depends on your rates, your photography, your availability, and whether the link goes in your guest emails. I will tell you which of those is working against you before you have paid me anything.

Who this isn’t for

Turning down work I do not think will pay for itself is the cheapest way to keep this honest. If one of these is you, say so on the call and I will tell you what to do instead.

No photography yet

A direct-booking site is a shop window. If the photos are phone shots of an unmade bed, the window is the problem and a new site will not fix it. Fix the photography first — I will point you at a shooter in Orlando and take no cut of it.

Nothing will point at it

The site is a channel you own, not one that fills itself. If nothing changes about your guest emails, your signature, your social profiles or how you talk to repeat guests, the OTAs stay where your bookings come from and you have paid me for a brochure.

Booked solid, happy with it

One or two homes that Airbnb fills every season, and the commission does not bother you? Then there is nothing here worth $4,500 to you yet. Come back when it starts to sting, or when you add a third home.

Before you ask

What if the site doesn’t get me bookings?

Then you have a fast website you own outright, and I have not earned the retainer. The build fee buys the channel — a site wired to your PMS that can take a booking without paying commission on it. Whether guests arrive depends on your rates, your photography and whether you point anything at it, and I will tell you on the first call if I think those are the real problem. The care plan does not bill until a direct booking happens, and the SEO is month to month, so the ongoing money follows the result rather than leading it.

What happens if I have more homes than my package includes?

Each extra home is $125, and it is on the plan before you agree to it. Direct booking includes fifteen and meters up to twenty-five, so a nineteen-home manager pays $10,000 rather than the same price as a six-home one. Past twenty-five you are in Portfolio territory, where the catalogue is built to scale instead of counted.

What do I actually pay in the first year?

The build is the only thing you have to pay for. A Direct booking site is $9,500, half to start and half at launch. Add the care plan and that is $2,490 for the year — $11,990 committed — and it does not start billing until your first direct booking. Ongoing SEO is separate again and entirely optional: worth it once the site is live and converting, never a condition of the build.

Do I own the website?

Yes. The site, the domain, the content and the code are yours on launch day, and the care plan is a service you can cancel rather than a lease on your own property. If you leave, you leave with the website. That is not true of most template platforms in this industry.

What isn’t included in the price?

Photography and video, your PMS subscription, any paid advertising, and the domain itself if you do not already own one. I will tell you which photos are hurting you and can point you at a shooter in Orlando, but I do not mark that work up and hand it back to you.

What if the scope changes mid-build?

The fixed price covers what is on the plan we agree in week one. If you buy four more homes in week three, that is $125 each and I say so before I start. Anything genuinely new gets quoted as its own small piece of work. What does not happen is an invoice at the end with numbers you have never seen.

The commission you save in year one should pay for the whole website.
